I am interested in pursuing the legal structure of creating a land trust that owns the investment property and the land trust is within a WY LLC.I have spoken to NCH, but I was wondering if any of you have recommendations of other companies that can help setup this structure for houses outside of WY.Thanks in advance**I am NOT looking for comments on why this is useless, unnecessary etc.

Most cash flow or door chasers fail to understand this and that's what leads to bad investment decisions.  

What strategies do you use to build strong relationships with private money lenders, and how have these connections influenced your investment success?

You can try to claim this as an investment property but if the IRS catches wind they are going to see that you are directly related to the "tenant."
