You could, however when you bid on the Tax Deed auction and win you need to pay for the property by 1pm the next day.

I usually win the eviction but still lose in the end because I am still out a few months of rent which could total anywhere from $1,200 - $2400. 

I gave up a few months ago, to go with a spreadsheet, but I agree with Account Closed, that the ability to instantly publish an P&L have major value.

When the tenant calls I instantly think Oh $#!

I see a win/win in the background on this and not so much as a risky maybe.

The $1,500 might be the average, but he will have months where he wins big and other months where he LOSES money.

Maybe ask her, in support of her side, to show you some properties she found where the numbers work :) Then if she can't, there's your win and if she can, maybe she really did find some good ones.Good luck!
