I guess I should clarify I was just trying to figure out a way that it might work.If this was a stock, for example, and you sold your shares of a stock to your wife, I'd have to think the IRS would consider that a sale / taxable event.  

I've come across a couple of different networking events & meetups, but nothing that's similar to how a mastermind group would function in terms of keeping all group-members accountable. 

In the event the tenant wins, you can appeal and bring in an attorney.

I have rough credit because I owned a live event business that died during covid. need cash to facilitate stage two of my life but can't get a conventional loan to save my life ANY SUGGESTIONS ?

All of these don't require me to physically chase rent and create an electronic record of the transaction, and attempts to collect, in the event there is a dispute or eviction lawsuit. 

So I'm hoping this isn't just a lesson learned event...but when I purchased my rental near joshua tree, the homeowner was to put in a new HVAC system prior to closing.

Basically, loss of rents covers your lost rents while the property is being repaired due to another event such as wind, fire, etc.
