Does anyone in this area know of a handyman or small general contractor that might fit this role?

Basically here’s what I do rent is due on the first if it’s not paid by then I can apply a 50$ late fee which I will do if they peeved me off enough .. on the 5 day I put up quit or pay notice on the 15 day you file for eviction with the local magistrate ideally by the months end a police officer is throwing them out on the street where they belong .

Most of the free tutorials you can find online are for general use (no specific industry) so you may not see it fit, however, QB can be customized to tailor special industries like REI.

I have two properties currently under contract for 170/180k but they are in Arlington and Fort Worth and aren’t ideal for house hacking as they’re lower income areas. 

However, I feel house hacking would be the perfect entry into real estate, and holding off would only delay my long-term goals.Why do I feel house hacking would be a good fit for me?

The Merrimack area has a lot of duplexes and fits that criteria. 

I don’t think solo 401k fits based his lack of self employment income. 

Although the seller is under contract with me there is a clause in there that states they are able to get out of the deal if they see fit.

Look at Detroit as a case study, it experienced a large population decline and price declines but people still rent houses there, the surplus housing was abandoned, fell into disrepair and is now not fit for habitation. 

Ideally when they move out the property should need zero "repairs" and you refund their entire deposit.
