They may have enough votes to pass state law, but they don't control local governments.I'm in a town of 60,000 and we've got a brand new Coles, a brand new Olive Garden, and several brand new restaurants and small business that aren't chains, including an enormous sporting goods warehouse.

Might have a restaurant in a development.Your tenant has to have the ability to capitalize improvements and repairs, in other words being a business entity.Usually maintenance expenses, taxes and insurance under a net lease are due and payable as the expense arises or becomes due, they aren't "escrowed" like taxes and insurance would be with a mortgage

They're going to need a certain water tap size and electrical requirements, fire suppression etc which will all hinge on whether they're a brew only, a tasting room, a restaurant, size of their tanks, etc. the beauty of commercial is that the tenant takes on the burden of build out like that... of course the landlord pays by giving them rent credits.
