You can continue to use your nationwide average as a guide when determining whether a property is a good investment in a certain city and state.

Some books I enjoyed include "The unofficial guide to real estate investing" (Kind of dry though) real estate riches by dolf de roos, and the ABC's of RE investing by ken mcelroyI have an audio CD thing from Robert Shemin which in my opinion is absolutely fantastic - especially with negotiation skills.

I ran across a couple of books that describe HOAs, common problems, etc. and a few guides for how home owners can participate or to help understand the purpose of a HOA.

It was very cool place to swim with waterfalls and a couple of local guys "guided" us up the river about 400 yds and showed us all the cool spots.

We have a sizable income to draw from for this purpose and the ability to borrow on lines of credit if large amounts of cash are needed quickly so this guides our behavior on how much cash to keep in our portfolio.
