Quick Tip: Because this is a good market to invest in there are already quite a few wholesalers sending out a ton of mail.  

I was wondering if anyone has any good books they recommend on the basics of student housing or any tips and tricks on how to handle the important or not important things.

Does anyone have any other tips or tricks that I have not listed?

Things like televisions, home theater equipment and stereos actually run in “standby” mode when you leave them plugged in, and they can draw as much energy as a 100-watt light bulb.

FYI, magically closed on it yesterday.Somehow this "mobile home specialization title doctor" company managed to get the green light to close with my title company in just 3 days.

I will be glad to give you some tips and things to look for when you are in search for a GOOD property manager. - The property manager should be able to educate you on a market (if needed) , help you form a strategy, fit right into your due diligence process, and execute on a clear takeover game plan as soon as you hold title.- Resonable pricing for the area! 

Id like to know the best tips and strategies for negotiations and the process in general.
