Keep lease optioning/subject to'ing properties using your 20k for things like making up past due payments on foreclosures, or the small downpayments you may be forced to make when you can't get away w/ nothing down.Besides being able to write off the mortgage payment, if the property appreciates in value and you live there 2 years, you won't pay any money in capital gains tax.
