So when a buyer doesn't meet this commitment they are sent a written notice they failed to meet that term of the contract and then I sell to someone else.afaik without a promissory note or EM deposit, technically there is no contract as they have not given any "consideration".https://www.law.cornell.edu/we...

Hi I bought a house in Danville Virginia with a tenant with a verbal agreement, he was paying on time but lately he fail to pay, so I called him he said someone got to the mail and got the money order( I don’t believe him) I sent him a late notification and he hasn’t paid yet, before he told me to buy a paint for the kitchen I did, I think he is trying to keep the money like Payment for painting the kitchen, anyway I don’t want him anymore at my house how can I handle that any suggestions, I want to do a remodel the house.
