@Tony H. you are 100% correct, once you leave the Bay Area it is extremely hard to get back in.

I would proceed with EXTREME caution.

We found this deal by cold-calling.

Here is what I mean:If i spend 60 hours a month (15/week) cold calling to get 1 deal a month is that good?

I set up 2 investor carrot sites a month ago to move away from cold calling. 

That's not to say there aren't deals that are flippable, but its extremely hard here as opposed to Houston.

I chose to be licensed because I don’t have an extensive background in real estate and the networking and learning opportunities a brokerage can offer me is extremely beneficial in my opinion.

For now, you can start cold calling to those records or hire someone to do that for you.
