First time property - 1970+ ?

@Adam Kuszczak most major metro cities will follow the same pattern...the "inner city" will be largely original housing stock...late 1800s to mid 1900's...developments typical radiate from the city center with age...so, 1950's through 1980's built properties are usually 3-5 miles from city center with the newest concentration of properties outside of interstate bypasses (usually forming a circle or partial circle around metro areas)...there is infill building and exceptions to these rules, but property age will be your #1 determining factor of where the properties you are targeting will be located.Building materials and methods of construction (along with codes) were very different from one decade to the next, but homes are surprisingly sturdy and most anything can be fixed.

Rent with or without utilities?
30 September 2021 | 8 replies
Hi @Daniel Kevin Lara, I'm going to assume from your question that none of your utilities are individually metered (a bummer, since that simplifies this scenario a LOT).I would work out the historic averages for the utilities and split the average among my tenants, either:- Split it evenly not factoring in my usage (i.e. they pay the full share) OR- Split it evenly between ALL residents and add a surcharge to give some buffer or padding.

I believe to get it rent ready (next summer) I would need about 14-16k more and then if I factor in AC/Furnace we're creeping into the 20k range (house has asbestos siding panels and the broken ones need replaced and then get the house repainted 6kish or I have it covered with vinyl which kills two birds but probably 2-3k more at 9k).

23 Years old needing some help deciding my future in real estate

My last option here is I could move out at lease expiry and get an apartment by myself until I could find a 2-4 unit place, but I feel like that's a bit of a gambling option. To re-cap, my plan is:1) Search for a duplex/triplex/fourplex and hopefully find something before March 1st2) If no clear path/deal in place by March 1st, continue to search for duplex/triplex/fourplex as well as a single family house3) Worst case scenario I could get a 1 bedroom apartment by myself (I really don't want to do this and want to start my real estate journey).I'd like to hear some feedback regarding how financially sound this would be and what factors I should consider when going this route.
