@Vic MarichalHi Vic,It all depends on how much that 1 house a year costs, if you will be the property manager, etc.As far as knowing the market, you can definitely get that knowledge without a license by having your "boots on the ground"See if there is a local REIA in that area and you will learn from newbies and experienced people rents, deals, areas, etc.If you have any specific questions when you get out here please feel free to call, text or email me.Hope all is well,- James

My thought process is that I could wait and get possibly a better property for cheaper but a caveat to that is I don't know how long I would be waiting.I was wondering what were the thoughts of the more experienced investors who have went through the recession period and their first time buying.

Looking through our listing agency agreement with him I don't see any verbiage that mentions the ability to sign on his behalf.Has anyone experienced this?

There are a lot of great clubs and groups in Baltimore with experienced investors who are more then willing to help out.  

My wholesaler is very experienced at this and gives me a ton of advice so right now I do feel like it may be my best option.  

@Tracy Slowik Most experienced rehabbers sell properties within 110 days on average. 30-45 day rehab and 10-30 day marketing - 30-60 day escrow.
