There are going be times you get smoked and you want to just cry but it just taught you a lesson of what not to do next time.....As @Bob Floss II and @Jeff Burdick mentioned I'll look to sell the property ASAP.Dont listen to these other people such wholesalers(who normally give incorrect ARVs) and have a really experienced realtor provide for you solid tight sold comps.

The problem is is I think you can go online and pay like $25 and "make" your dog a "service" dog, which is probably what she will do if/when you ask for documentation.

mid-sized apartment building, you should be working with an experienced broker and/or attorney who should be able to advise you on what materials and {diligence} conditions should be identified in your APS.Building on what has been stated above, be sure to include the collection of estoppels from all tenants (and suppliers) and to have the clock on your diligence period start only once the Vendor has supplied the information requested of them (in the APS).Other items which we typically request as materials include: all leases and contracts; blueprints, engineering diagrams and assessments; existing environmental assessments; authorisation to pull the permit and work order / citation history on the property; finances for the past 3 years; current rent-roll along with economic vacancy (physical vacancy, concessions, evictions); list of recent CAPEx; statement of reserves (note: this should be included in the financials, but you never know).

Yes some of it is their properties have gone up in price to equity, some of it is they have paid some things down, and some of it looks like retirement planning as older more experienced investors move towards retirement and seem to value cash flow over numbers of doors.We personally like moderate leverage, but we are starting to think in terms of slightly fewer doors that are paid off in 15 years vs having as many totally leveraged properties as possible.
