Silvie T. Tenant Damage, Small Claims, Serving, & Collecting
18 September 2018 | 16 replies
We don't have their new address but do have the one address they just stayed at for one month while they were supposedly waiting for their new rental and we also have the forwarding address they first gave for their parents home (their parents also resided in our rental with them and are being named in our claim as well). The total damages are high and it's a big house (almost 4k sqft & in excellent condition before the moved in).So long story, we need help on what to do about serving them with claims papers if they now live on base and we don't have their new address?

Melissa Taylor Investment opportunity/recent death issues
14 September 2018 | 12 replies
From a death disclosure standpoint, you must disclose any deaths that have occurred on the property in the 36 months that preceded the sale, regardless of whether or not the buyer asks.Since each case tends to be so different, it’s nearly impossible to accurately determine the exact tangible value decrease corresponding with the crime.While @Kevin B. is correct that some buyers will be much more put off than others, I would caution you against thinking that it’s likely for you to find a buyer that flat out doesn’t care.

Great post, @Steve MaginnisI'm working on a sale now - the owner is self managing landlord, he's proud how much money he saved for 25 years of owning few condos. He was renting his condo for $650/mo - no lease, tenant pay cash, he pays HOA, taxes and happy to have $400/mo cash flow.I rent exactly same condo for my tenant in this development for $890, same expenses =$250/mo and my PM=$100.
