The one I picked was FHA and now that we are down to closing, it passed inspection but appraised at 26K less than the sale price.  

@Khalia Luff,As an agent, you will list the property for sale through your brokerage, however most brokers/Principal brokers will negotiate either no fee on your end to list it or at most (in my case) I cover the royalty fee (we are a Century 21 affiliate, so we pay 6% on any commission) and that is all.

We are looking for more flips and to build a portfolio of buy and hold properties that will create cash flow.  

My Fiancé is a broker so we are saving on a lot of realtor fees.

Then opendoor comes along and says we think your home is worth $370k to $380k BUT we will buy it right now from you without you having to market the home or do any showings etc for $375k but we are going to charge you a fee up to 12% (in our example this would equate to $45,000).
