What's different about wholesalers compared to some industries is that there is no barrier to entry in becoming a wholesaler.

My little college town has a major shortage of rental SFR and low entry level prices.

Hey BP,I've done a few successful SFH / Condo deals in my area, and am looking to move into apartment buildings out-of-state (very low cap rates and high entry points in Boston area). 

@Gordon Cuffe @Kim Stofan Absolutely agree, as my partner and I are both in entry level positions in the health field, we didn't really think it was in our cards at this time to go for such an endeavor.  

My point is that with an entry point of 2009 to 2012, Fort Myers is one of the best rental markets in the nation going forward 5,10, 20 years. 

To keep the barrier of entry high and keep the newbies out.

You're not talking about buying a 50k house with private money here, you're talking about something with an entry point of ~$2million, most likely far more than that.

I'm just not sure if it's worth my time to start out as a broker, especially if I decide later on that I'd like to pursue other areas of the real estate industry.I don't have an MBA or MRED, but am wondering if I'd need to acquire one of those degrees in order to even get my foot in the door with an entry level non-broker real estate job.
