The investors I enjoy working with most are the ones whom everyone else thinks are poor, but are actually sitting on a 7 or 8 figure portfolios generating gobs of cash.

It all depends on whether you are starting out with any money and if would enjoy being a house hacker because you can usually get better financing that way.  

Let them know that a quiet building is crucial based on the existing tenants' rights to enjoy their living environment.
