@Steve Might  there may be other needs to break open the slab besides drains and water supply lines.Underground electric runs to a kitchen island for example...unless you want to add an ugly drop from the ceiling.When putting in new central air conditioning (previously window units) you need to have a condensate line out.

Depending on the tenants you bring in some can cause damage or also bring in things like bed bugs, cochroaches, mice from not being cleanly.

My thoughts are: two people to handle the day-to-day management of the propertiesa maintenance expert, who can perform most small-scale rehab tasks and property turns (painting, basic electric, carpet cleaning, etc.)a marketing individual whose job is to find new tenants and market the propertya tax person who handles annual taxes, budgeting, and CPA accounting.What does everyone think??

Let me give you the numbers:19 Lots17 Occupied 7 park owned homes$100 per month per trailer = $10007 park owned = $2650Total of $3650Mobile Homes are in OK condition, could use a little work but none is too bad.All tenants pay for water, gas, electricity, sewage.The road through the park is paved and I have to keep it up.

If a garbage disposal stopped spinning but makes a bit of noise showing the electricity is on (likely something is blockage it but unsure), who is supposed to pay for the technician to repair it: the landlord or the tenant?

If I get a repair bill for $200.00, lets say for unclogging a drain, fixing a toilet and fixing an electrical outlet, one of my PMs is now charging me 10% of that bill, $20.00, for making the call to the handyman.

I don't want them freezing... but then again as soon as the 3 months were over the buggers bugged out on me  LOL... had one in Oregon this winter paying 1300 complained about how cold it was wife says lower it to 1100.. to help her..
