It is impossible to say yay or nay without the details of the situation, but an experienced investor knows what to do, including gathering the critical information even before setting up the deal, or declining it.The limiting effect on credit is temporary, it may turn into a benefit further down the road (around 12 months or so, depending on the lender), so it's about if it's needed and when.

But,  I want to hear another critical thinker with their creative strategy thoughts.

Know how to take constructive criticism.

And Houston has the lowest cost of entry of any major city in the nation and something other cities can't offer, critical mass!

The other critical criteria is: those "deals" need to still cash flow even at 70% leverage!

So having the correct data initially is critical, which is why I'm a proponent of the private databases.

Of utmost importance here is the team you surround yourself with, which will be the most valuable and critical investment you will make.  

Don't be afraid to reach out and ask for help, as it can be a critical step in your journey towards financial success.

Friends,I am glad this thread exists because it does offer some genuine exchanges of perspective and experience.I will reiterate: I had a slight issue and Suncoast was proactive and worked to solve, but I amstill confused why those here did not exercise their contractual rights if the problems were so grave.i do not want to be a cheerleader or a critic, just a genuine question.
