The alternative is to use hard money, private money, etc., and buy it yourself for 40k, lease it to the buyer for 90 days, and close after that... then you could resell for 75k or whatever without the 20% concerns.Nick

I didn't want to be a landlord right away, even if I could, because I've seen in countless times from my parents where there's some awesome hidden expense for something breaking and you have to hire someone or go fix the problem yourself.
