The IRS specifically is looking for people misusing that rule since it's such "easy pickings" for them. 

I need help deciding if I should keep my primary residence and rent it out or sell it and then move into a new one, I have already done a cash out refi of 60k if we rent it we would get 150-250/ month profit not counting cap ex and if we sold we could get 5k-20k property is worth 250-280 ARV , the property has brand new roof hvac and hardwood floors with in the last year or two we will also be using va loan to buy. ps my wife wants to sell and I want to rent it out 

This is why many people buy real estate within an entity (LLC) and only buy 1 property per LLC or a few based on their value/equity. 

In the future, when you go to rent the property, that will also be attractive to people like you, which is who you want you want to rent to (in my opinion).

I agree with John-if people are paying $175 or $200 for a cleaning fee, $25 won't make much of a difference. 

On the surface it looks like it can work, again people are doing the very same thing right here and cash flowing pretty well.

Not sure if this tugs at heart strings or would just worry someone that we're inexperienced.My sense is that people don't necessarily understand what seller financing is, so should I write about what that means and the benefits they might not have considered?

And yes, we can have a discussion of how STRs ruin neighborhoods, and crime goes up 473%, and people are being displaced from affordable housing, and all that crud.

Understandable.Yet in many cases, people with disabilities are often placed in the same bad bunch of apples posed by those who simply run into financial issues.I've even heard people say, they're reluctant to rent to people with section 8 due aTo the assumption, we will neglect our property.

Ronald,Thanks for responding to my request,  I do not have any contracts in place yet but wanted to have people in place for once I get a contract on a property.
