I don’t really know how to make an offer on this one.. it’s in decent condition cosmetic renovation, equity at 70k estimated value is 160k.

A furnace wears out, appliances, cosmetic upgrades, etc.  

If it's a complete gut job or tear down, add on etc. for sure, but normal cosmetic or mechanical upgrades without changing the "footprint" they don't want to do it. 

I've seen plenty of wrecks around me that were ridiculously overpriced, and I've seen good houses that just needed cosmetics that were underrated.

I routinely give or sell at a discount materials inside rehabs that aren't going to be used any more, like existing cabinets, plumbing fixtures, etc.

Value is being added to this deal in the form of a full gut rehab, everything top to bottom is being done to this deal, all new mechanicals and high-end cosmetics throughout with the end goal of being a higher-end rental What was the outcome?

But anytime someone moves out, there's going to be cosmetic work to be done.

But they are fairly routine to manage
