If it's a complete gut job or tear down, add on etc. for sure, but normal cosmetic or mechanical upgrades without changing the "footprint" they don't want to do it.

I've seen plenty of wrecks around me that were ridiculously overpriced, and I've seen good houses that just needed cosmetics that were underrated.

I routinely give or sell at a discount materials inside rehabs that aren't going to be used any more, like existing cabinets, plumbing fixtures, etc.

Value is being added to this deal in the form of a full gut rehab, everything top to bottom is being done to this deal, all new mechanicals and high-end cosmetics throughout with the end goal of being a higher-end rental What was the outcome?

Put it under contract and closed and then flipped it in 2 weeks, put $60K into renovations, mostly cosmetic, it did not have any structural damage, foundation was solid.
