Closing with a known issue would likely bar a title insurance claim once the issue surfaced and regardless, this is a title problem that as a buyer you definitely want resolved.There are a few ways to resolve this including a corrective or confirmatory or other deed but they all will require full disclosure to the title company/insurer and some corrective action or affirmative coverage for the issue.

Also many old tools in walls over the years; usually tape measures (old fashioned kind that fold out like rulers), planers, levels, flat bars, crow bars, nailsets, hammers and such.

@Gareth Meaker That's great if you had thought about Vegas previously all the better since you have some familiarity with the market then.You are correct the market has run up so it is harder finding deals. 

If they agree to seller financing I have the right to sell it without telling them, correct?

When I mentioned that he said contractors and PM companies weren't doing the jobs correctly and when he did find a good contractor the state took them away for bigger money. 

Not seeking pity here, just explaining honestly my situation.I am retired now and have no interest in putting my tool belt back on, but what I do know is how to build, maintain, remodel, manage, improve, and take care of homes and buildings.

Relax.....if this is the biggest mistake you have made, you are doing fine...If its really freaking you out, talk to the tenant and let them know there was a small error on the lease and either amend it with a new section they sign, or make a new lease with the correction.
