I avoid Hilltop, Franklinton, South Linden, Children's area,  etc.  

Their main concern is leaving something to their children, not maximizing profits for building their own future.I estimate the property is worth approx. $300-325k as is.

My wife Jen is an instructional aid at my children's school.

It appears to have been taken care of pretty good and the owner is very picky about tenants (no pets, no children). 

Our motivation is to have financial freedom so we can spend more time with our children and have more flexibility for possible missions trips with our church.

The better the Tenant, the fewer evictions we may possibly have, so it’s very important that we screen our applicants more thoroughly than we have ever screened them before.As I’ve said earlier, for me the screening process begins the moment that an applicant walks through the doorway of my open house, because I take note of how they act, of what they say, of the questions they ask me, of their mannerisms and how their children behave.

I'd like to keep things as simple as possible, but one route I considered was holding BOTH of our takes in an irrevocable trust set up to provide for my father's livings expenses during his lifetime, and then to benefit my children (his grandchildren) thereafter, that way he feels like he is still leaving a legacy and we get around the thorny question of my step-family.
