@Dillon DullThis is a classic catch-22, and it does not have a yes-no answer.You really do not have liberty to increase expenses, except in couple specific areas.

This will add protection to your property, increase the chance that you will have longer term tenants and make your property more appealing, possibly at a higher rent in the future.Maybe get an inexpensive wifi camera system to catch the neighbors in the act.I personally don't mind spending money to fix problems so that they don't keep being problems.

Although, I am curious on Seattle's new laws taxing Airbnb rentals and how that effects that kind of market and what other city's have done this or how new it is and Seattle is just catching up?

I actually use 3 computers for this work, but all of the computers are set up similarly and I can function on any them at any time, except maybe to let DropBox catch up on the latest files.That's about it.

Down load your state landlord tenant laws.. so you know what the requriements are.Sounds like you have a verbal,, month to month lease,, non-payment is the cause for eviction action, Post pay or quit on garage door, take photo, send letter to last known address of the people, and if not paid in 3 days.. you file eviction.. costs same as if they were in an apartment,,, same rules..I'd check and make sure it's still got the stuff inside.. who knows,, hopefully its empty,Lesson learned you don't let anyone take possession of any area, space, garage, park on property without a written contract, lease, copy of driver's license and a emergency contact.good luck

Did you establish a tenant file for him which includes a copy of his driver's license (or other photo ID) and a copy of his personal check (that will show his bank account information) and information about his employment situation (for possible garnishment)?

Overall, I try to remove opportunities for defects in the process by getting fewer possible chances for a problem..glass top for me with cabinets above (common) or just something slippery or heavy dropped, and shatter city, seen a few of those free on Craigslist..if in doubt explore what the same type of rental in your area has, just check the photos in listings!
