When I sold my house in a down market, I didn't care if the kids were playing with our toys and sitting on the beds as long as it sold the house. 

No lenders going to do your loan knowing that you plan to cash-out refi the max LTV to defer taxes and then go and pay taxes on the remaining profit, because that would result in the lender getting an early pay off within 6 months.

Are you planning on holding onto it after the renos or are you considering selling?

I have heard that Management That Cares is very good.

My plan was to keep renting the house, however, the property manager has given us an estimate upwards of 30k in repairs for it to be in rentable condition again.

I am under contract for my second duplex, and am thinking it will be time for me to begin hiring out lawn care, as I do not plan to have means to transport equipment between properties or dedicate time to a low value task.

I plan to start house hacking not too long from now but am currently trying to talk to local investors and talk about there experiences with investing locally.
