There are really only 2 things you can do to get more bookings - upgrade/add more amenities (more games, bigger smart TVs, add a game console, etc)  If you have an arcade cabinet and a hot tub only then you are average just like every other 1 bedroom cabin.

I thought you could get out if it wasn't working... well, I had a tenant who is S8, and causing a lot of problems and obviously trashing the place (broken doors, busted door frames, broken cabinets)   I spoke with my lawyer, and he said no-- since it's a government backed program, it's not that simple, and there are protections to prevent landlords from terminating leases.
