Section 8 Tenants, are they really that bad?

My business is currently based in Cleveland OH. I’ve been renting units in a B neighborhood with very solid rents for the area $500-$600 cash flow a door.

With that being said, there are a ton of homes popping up just outside my area in what I would consider a C neighborhood, nothing horrible just normal lower-middle class families. I was in shock when I saw how much these zip codes were paying for section 8 tenants.

I wanted opinions, pros and cons, etc from people who have taken this route. I’ve read the horror stories but also the success stories.

 LOVE govt tenants all the programs, NOT just CMHA, which is a pain in the butt to worth with SO SLOW.  I have done 1ks of move in and outs in the Cleveland markets. I just got 825 for a 1 br on Warner. I am getting a 3 over 3 near Shaker Sq and will get not less than 1100 /1100, Just make sure you screen properly.  

BTW the only one;s that have horror stories are the ones that do not have clue what they are doing and are too arrogant to hire a PM co . Its like 90 bux a month but again many  are to arrogant.
