The risk to the buyer can be summed up as : violation of sue on sale can lead to note being accelerated:; assuming buyer is an investor and seller a homeowner the buyer will probably be named in a lawsuit should either the note be called or default occur.

If the buyer certifies that they are going to use it as the primary resedence and it has a use and occupancy permit that alows use as a personal residence then I don't see why a lender would not.

I agree with @Francis Faucher completely.Definitely not worth it to swap business models if one is working well, would be silly in most cases.A few investors and agents on my team in MA are operating in the syndication space putting investor capital to work with great returns even by today's market.
