Such a short timeline doesn't give you any real margin of safety since you get out of debt, then right back into debt shortly thereafter.This depends on your current interest rate though.

@Stewart J berry tenants may not regularly seal granite, wipe up dark liquids fast enough or use trivets and cutting boards — think raw chicken soaking into your counters — so we’re fine with laminate countertops, hygienic and cheaper to repair/replace if damage occurs.

Follow-up question: if I hold the property after having bought it under the LLC's name, wouldn't I be subject to commercial rates instead of consumer rates when I go to refinance the construction loan into a permanent loan?

I hope someone with experience can help.The property is a 3-bedroom, 1-bathroom house according to public records, but the current owner converted it into a 2-bedroom, 2-bathroom about 10 years ago without permits and updates to the records.Questions: I'm planning to use a conventional loan.
