If you attempt to purchase from them it could very easily be construed by the IRS as an attempt to access profit via basis shifting.

@Joe Donohue in that Indiana rule you posted it says "Specifies that these provisions do not: (1) prohibit a municipal legislative body from imposing any requirement to: (A) ensure payment ". 

We had saved up a good chunk of cash, including some trusts from grandparents, and we attempted to purchase a condo.

If you are willing to put in the work of learning and understanding the structures that you are attempting to DIY to save money, just make sure you do your due diligence.

I think too many agents stop being concerned with how to help from an investor standpoint when they hit a comfortable groove so I come on here all the time to read up on issues and solutions from investor viewpoints, lender viewpoints, contractor viewpoints, agent viewpoints and sometimes even governing body viewpoints (usually the least fun to read but still informative all the same).

Such as no one present for months or years, no maintenance done for months, no response to all attempts to contact the LLC/owners. 

I think it’s because I don’t really have anybody that will work with me.I have attempted to work with 3 different RE agents and they seem to shun wholesaling and are sluggish with giving comps. 3 different deals have also fallen through because they wanted proof of funds immediately.I didn’t have the exact amount to present to them nor a buyer to flip it to.
