The beauty of an investment like RE is that a significant portion of the costs are fixed [mortgage payments] so when the market rent goes up, a large part of every dollar increase flows right to the bottom line. 

It works beautifully and is dirt cheap to install/less invasive.

@Maki Bick-Beautiful home, unless there is something functionally wrong with the master shower & ceiling I don't see any updates that need to be made from the pics avail on Zillow. 

A friend of mine suggested the location is perfect to do AirBnB and I've really considered it, but before I invest in all the decor and furnishings I thought I'd ask if anyone here had some thoughts on the matter?

We have beautiful waterfronts to walk along the Neuse and Trent Rivers.

@Jason OldCosta Rica and Nicaragua are beautiful countries but investing is about numbers and the rule "don't fall in love with a property" can be extended to "don't fall in love with a country" when we talk about investing internationally.Buying a property in Nicaragua and using it as a surf base is certainly fun if you're into that but that country is sadly one of the worst places you can think of in terms of real estate investment.
