The beauty of owner financing is that you and the seller can set any terms you want as long as you both agree to them. 

Right now I am in full gear gobbling up podcasts, books, and analyzing on my own the deals the beautiful community on BP members put up for me to practice with ;) I have started networking, and have plans to attend two different REIA meetings in my area this month. 

Knowing your education background helps.Are you okay with text only based instruction?

You could also have them officially apply to you and do full background checks, and if anything comes up, kick them out on that grounds.

So I plan to rent the bottom unit and finish the attic and do some other improvement while I live upstairs.So there is a little background and here is my potential problems.

My name is Tony Speth and I currently have no background in real estate but taking a couple college courses and just recently re-enrolled back into college to continue working towards my realtors license and also my business degree.

I don't have an inspector on my local flips but I have done this many times and have a background in construction and know costs to repair potential issues (knocking on wood here).

There's beauty in investing, I'd challenge you to seek it out so that you can see it with your own eyes!

Unless you have a background in rehab estimating and/or inspection, never underestimate the rehab work.
