Don't have much insight to your questions but I've been targeting more north between Delray and West Palm (like Boyton Beach) and haven't seemed to find many MFUs under FHA limits that don't need a good amount of upgrades and area in neighborhoods that meet my criteria. 

I grew up in palm beach county.

I’m leaning towards Myrtle Beach while my wife wants buy in Orlando.

It's about a 25 to 30 minute drive to the beach, but conveniently located close to the airport and other points of interest. 

I’ve considered vacation rentals since the area I’m moving to (Wilmington, NC) is a beach town and definitely busy with people during the summer.

Interested in Deerfield Beach but flexible.  

My 2020 rehab was in the Vero Beach area (treasure coast) of Florida.
