No draws = no interest  I agree with Sergey that a HEOC would likely be the best mechanism to create the fund without paying interest on it until you deploy the capital.

I would Bet that there are people who overpaid for real estate, autos, and other equipment in the last year that they rent out for cashflow.

The mechanics of this would be done by a Closing Agent as part of closing in escrow.Anyway, I don't know much about reverse mortgages, but your best bet is to have the heirs find out the exact terms of this particular reverse mortgage. 

And the mechanism is a buyout.

But, ultimately, there should be a mechanism or plan to distribute capital from the business to owners. 

If you are not in contact with the seller ask the wholesaler, but owner financing is just a financing mechanism no different than getting lending from a bank
