Also, negotiate with the lender that it be a non-recourse loan IF you find a good enough deal.I've borrowed nearly a million bucks in hard money since 2012 and it was a great way to get rolling but working with the right lender is key!

The last one years ago was a 20 parcel assemblage on 25 acres for 650,000 sq ft mixed use retail development and an after build value project of 150 million dollars.A smaller parcel of say one acre has less involved with it.
