I know you do not want to hear this however; ultimately you are liable at this point at least on the New York point of view.

From the seller/client point of view, I'm going to concur with some of the Professional here - against my own position - and agree that for most clients speaking directly with a buyer or buyer's agent could be a bad idea and should probably be avoided.  

You have to view the seller as the salesperson, not you.

I'd say it's nearly all online these days, but there may be some local sites that are most effective.On Zillow, I believe you can see how many times your listing has been viewed and liked.
