As a way of helping me oversee and understand each aspect of the process, I have been hands-on with every task so far.

Income was usually direct deposited into my acct and a monthly summary mailed to me detailing monthly payment less any expenses/repairs/fees.Repairs without my consent were capped at around $250, however, towards the end I took over the "management/maintenance" aspect due to negligence while the MC continue to provide bookkeeping.I expect MC's to know the laws and legal rights of both tenant & landlord.

I follow the legal aspects of this to the letter (via Nolo press: CA Landlord's Law Book; But it's still not as thorough as I need.)

Along with all of that is the political aspects, and the overspending of local governments (in California anyway) All of those things impact local markets.

(I avoid single member LLC ownership as I feel they are more vulnerable if they are simply an extension of yourself).However, if I didn't have the mortgage note fully documented & duly recorded etc the IRS auditor was reluctant to allow the expense.The later is also good practice if you are using the mortgage to strip the equity to protect the asset.

As far as condos, I'll let others handle that aspect since it is not my area of knowledge.
