From my analysis, I would be receiving only about 100-300 cash flow with all units rented (-550 to -250 When living there).

Do you already have the project or are you still looking?

My husband is a licensed electrician & general can do a lot of other projects type handyman & we will be doing the work between our "day jobs".

If my analysis is correct, I would expect to make around $40-50K on what would be my 1st deal.

However, since I don't necessarily need to be totally hands-off in my investing, I'm now also looking into doing a flip in some of the lower priced areas of Southern California, like Riverside or San Bernardino county with the aim of taking on a project with a bigger potential payday.
