Hi,I've been advised that licensed Real Estate agents are able to download information from the MLS relating to sales to cash buyers over the last 3 - 6 months (or more).I wonder if one of the REA's reading this might be kind enough to provide me with a sample of a list from any state, just so I can see what it looks like - I'm trying to build a spreadsheet and need to use the format in a sample to build one.Ideally I'd like the following information if at all possible, in either .csv or .xls (.xlsx) format.

The snow removal ordinances I see don't expect any snow removal during a storm because they are all phrased in this way.As a practical matter I try to do several snow removals for really big snowfalls (a foot or more) and I advise my tenants to do the same.

Because you could possibly find a new tenant relatively quickly.However, if it is not in the best location, and there are a lot of vacancies in the area, and the building is very old/not in great condition, I would advise against investing in that property.

Wells Fargo advised that they are no longer doing these.Ideally I'd love to have the equity available to dip into it without having to go through closing each and every time that I want to add to the loan.This site is amazing and I can never repay everyone for all of their help/ support.

However based on the listing contract the sellers agent may have to present to the seller anyway.If it's not the standard contract the sellers agent may have to present the offer but advise the seller not to accept or tie up the property with an questionable contract.
