Some L-T laws require notice to be give XX number of days before the end of the rental term (for MTM that means prior to the end of the month) and others XX number of days prior to the date when the tenant intends to vacate. 

Online it looks like a month prior the house was pending buy it fell through?

If you are buying the property at a premium than the prior sale price, keep in mind that the taxes will go up, so make sure that you've accounted for it before.
