You can barely pick up a shell in Brewerytown (or any other "hot" neighborhood you've heard of) for $140k so if you want something with an ARV of $140k-$180k, Brewerytown isn't going to work for you.

The second one I barely kept it under budget because labor, good DG (hardscape decomposed granite), Gravel/ pebbles, plants are expensive.It will definitely save in costs over time for buy and hold.

On a purchase mortgage with a quick closing where A and B are that close together like that, I'm still going to prioritize reliability and speed over rate for the consumer's own good, but there are plenty of refinance scenarios where this comes up and I can't answer the consumer's "what's the rate?"
