I find I'm jumping between markets, both out of curiousity and in an attempt to be exposed to the norms of many different areas.I already have four properties in Indianapolis and in the end, might simply opt to stay in that market since I know it at least marginally better than other random markets I'm researching.

They were gold mines for me. 

I have done plenty of research but much of it is dated prior to 2018 so am not sure if this plan to convert and then hopefully avoid most of the taxes on the gains if we ever sell gets changes in the new tax law.I have 3 other rental properties and am thinking about selling 1-3 of these to use capital towards the new rental property.  

@Rashida SigmondI definitely don't think it's a waste of time, as long as you take the time to personalize the letters and research the local prices so your offers look compelling.

If you don't know NH law and can't figure out how to research it on your own, you're just asking for trouble by trying to self manage.

Pay attention to people , who mention both the negatives and positives .And while you save and build money , I would suggest you to build your emotional wealth as well , because  the whole investing is 75% mindset and 25% learning initially , once you do few deals it will become 90% mindset and 10% skills .Please also note that - while you do your research you will come across many many "gurus" , who are unethical and fraudulent .

So I've been doing research on different forms of real estate investment.

@Josh Gold or the parents could gift the down payment to their children.You are confused on exactly what a syndication is and is not.
