*relocating applicant with two children who wants to be able to add the fiancé/father to lease in several months (after he's released with charges dismissed.)

BP released a market update recently discussing yellow flags in certain markets so that may be of interest to you to listen to. 

We do fix and flips using hard money and they require lien wavers to be signed before releasing funds.

Unfortunately the realtor who sold us our newly acquired rental won't release until title sends $ and paperwork and thus ties the property in the system for renting purposes.
