She is looking to borrow about 60% of ARV and the rehab costs are maybe 10% of the ARV, (which she has on hand so only needs to borrow for the original purchase costs).

I am looking at a 60 day rehab with most of the code violations being addressed.Here are the violations:-housing violations: roof, peeling paint, vent screen-fallen tree branches-THIS IS HORRIBLE!

Also fyi the city has a short-term rental zone look up site that you can punch in any address and it will tell you if it qualifies for new license.
