@Charles Hirstsame as you, we had over asking cash offers beaten out. we are targeting min 1% rent/total cost + total cost to be not more than 80%ARVI'm trying to understand how buyers do their math when putting too high offers (for me at least). what are your targets when putting an offer?

@Isaac Chapple you live in a great art of Montgomery County, but you might find it easier to get help if you start going to Meetups and REIA meetings in the Prince George's and Baltimore regions.  

Although West Baltimore is notorious for it's violence and crime, this particular area has a more residential feel with homeowner's who want to keep their neighborhood safe.I am also bullish on Remington and Charles Village for their proximity to Hopkins and MICA.  

We're homeowners in Baltimore County and are hoping to purchase a second property in the Hampden, Remington, or Charles Village neighborhoods.

Better neighborhood like the ones you mentioned as well as Hamden, Charles village and other areas with market values of $200k plus will be more likely to appreciate.

Ft Washington and Accokeek are pretty strong but even further south in Charles county is really picking up.
