The markets I've looked at tend to have manufactured housing selling at a significant discount in comparison to site built homes even when both are modern and have similar square footage and room counts.

What pulls higher rents is a combination of LocationBlock/City curb appeal and does it "feel" safeParking- double side or single side, easy parking around Convenience to transit, coffee shopsLivability  Quality space for multi roommates(3+) Storage for junk  Closet space " important" Modern feel of the bathroom and kitchen, does it "feel" new  Easy to move in?.."

I don't think location matters, provided CPA is a strong communicator, and has modern tools to make it easy to collaborate.

I'm curious what kind of modern thermostats there are.

I don't go crazy but the units have modern colors, a relatively updated kitchen and is very clean.  

We are investors in Multifamily apartments in DFW and Houston so we pay attention to (1) 10 yr treasury & 1-month libor, (2) Uhaul migration / Extra Space storage data (3) Costar, ALN, and Yardi data -- we tend to have data on every submarket in Houston and Dallas dating back to 2017 so we watch trends like where the 1, 3, 5 mile median and average incomes have been growing (4) in-person street by street market analysis -- yeah, good ol fashion 1st person data collection, (5) Dallas and Houston local news and business news tend to signal when a new employer moves headquarters or when a major new investment is happening in an under developed part of town.
