Real Estate is a tricky beast sometime because of the dry spells we all go through.  

It seems pretty cut and dry.

So, i am on the fence about doing the property managing myself, currently i am a Registered Nurse who works 3 days a week (Night Shift), so i have a good portion of the week im free to things and im pretty handy with things from learning over the years fixing my own primary residences, my last rental property i bought it was a fixer upper and did all the work myself outside of dry finishing.

(I definitely do better with hands-on, apply as I go)  The material itself can be a bit dry at times---(let's be honest)--so having the real-life examples given in class was so crucial to my success.I also feel the accountability is key. 

Cash flow is pretty cut and dry- something that an investor can have confidence in.

My money is on the white or dry green stuff

With water damage, you need to expose and dry as quickly as possible.

It's high and dry, sandy soil, with much of the property in it's original wooded state (probably 3/4 of the property).

Make it as un-intrusive as possible and if they don't use it plug the stand pipe to avoid the trap water from drying up.

Unfortunately, the trustee sale market has completely dried up.
