With a small multiplex, it might be more challenging to have a cost "ceiling" - but I think between what you, @Colleen F. and @Shawn Elrod contributed, I should be able to cobble something together that at least puts the tenants on notice that they should not neglect these issues just because they are not being billed directly.

If you can negotiate right and get the seller to contribute toward closing costs, you’re looking at math in the following range:$300,000 purchase price$15,000 down pmt (5%)$5,000 closing costs= $20,000 out of pocket$300,000 will get you a very solid house hack in Memphis, I’ve seen plenty of 2-4 unit properties in sought after neighborhoods that fall under $300,000.Hope the math breakdown helps!

It is too late for the employee elective deferral contributions, but employer's contributions are available.It's understandable that during the Covid year, many custodians and accountants had other priorities and could have missed this important tax law change.
