Hey BP,I'm not looking to buy for another year or so but I know it's probably a good idea to start prepping financial documents that one would need when applying for a loan.

We start our first flipping project in San Jose, we will hire licensed contractors to apply for electrical and HVAC permits.

This applies to any common expense, such as garbage or roof replacement.Another thing to consider is that expenses incurred prior to "in service date" are capitalized.

I am going to talk to the tenant this week and find out what is going on what story they have.My questions:1) Is the eviction moratorium still on in NJ, and would it apply since mine is owner occupied residence.2) Since my lease doesn't say much on a guest policy, what would be the reasonable number of days guest could stay in NJ?

@Nick RuggieriYou really just need to apply and get a pre-approval that will show you exactly what you qualify for in terms of loan amount and program. 

It's beneficial to tenants/applicants too because they pay a 1 time fee of like $30-$40 and can apply to many properties as opposed to ~$30-$50 per application.

So my question then, is, do the fundamentals even apply in these hyper-inflated markets? 

Instead of determining a player’s value relative to its team (wins above replacement) can there be a singular numerical value that contains pertinent market data (appreciation rates, population growth rates, etc) applied to a specific properties intrinsic metrics, compared relatively  to a predetermined market size…bundled up in a singular value metric?

Pre-COVID, I had formed basically a ‘franchise’ of my business by creating a system and process that I could apply in multiple markets.
